Home Closing Process

Selling your home is just as big of a decision as buying is, and you want to be sure you go into the process as informed as possible. There is much more to it than sticking a “For Sale” sign on the front lawn and forgetting about it. At Tracy Moffett & Associates, we know the market inside and out and can help you every step of the way.

Deciding when to sell

Timing is everything when it comes to getting the most for your home based on market trends and demands. Once you decide to sell, you need to determine how quickly you need to sell your home, or if you’re willing to wait for a change in the market.

As you may have guessed, you will want to sell when a lot of people are wanting to buy and their aren’t enough homes for sale to meet the demand. This is referred to as a “seller’s market.” If you are wanted to buy back into the market immediately, there is “Bridge Financing” available if you happen to find you new dream home before selling your current house.

Finding a REALTOR®

Once you’ve decided to sell, it’s time to find a REALTOR® to get you started. There are many reasons to hire the help of a REALTOR®, but you also want to ensure you find the right person to fit your needs. You want to be able to trust your REALTOR® to have your best interest in mind and be able to hand over all the research and paperwork to them with full confidence they will take care of it.

Preparing your finances

You will most likely be getting a large sum of money from the sale of your house, but you need to plan ahead of time where this money will go. The first thing you need to know is what kind of mortgage you have, as your steps will vary depending on whether you have an open or closed mortgage. You will need to speak with both your current mortgage lender and your REALTOR® to determine what will be best for you.

Setting a Price

There’s more to it than just putting up a “For Sale” sign. First things first, you have to set a price, which is all about finding a balance between setting a price low enough to motivate buyers, and high enough to ensure you the most you can from your home. Our team will help you find that balance by performing a complete property profile alongside a comparative market analysis to show what similar houses in your area have sold for in the past.

Marketing your home

What can you do to catch the eye of buyers in your area? This part you can leave almost entirely up to us. We will ensure your home is advertised on the right platforms and is listed on the Multiple Listing Service® (MLS®). You may also want to stage your home to show viewers the home your house could be. Reviewing and accepting an offer

As with most things, there are terms and conditions when it comes to reviewing and accepting an offer on your house. Offers may be “firm,” meaning they will take the house as is, or “conditional” depending on a home inspection or approval of financing. There may also be a multitude of small details in an offer that you should go through with your REALTOR®, as they can help you decide whether to accept, decline, or make a counteroffer.

Home closing process

Once you’ve made your way through all of the offers and counteroffers, the time has finally come to close the sale. With closing day comes relief and excitement, but also closing costs and fees. These include mortgage application fees, inspections, legal fees, insurance, registration and more, but your REALTOR® will ensure you are well aware and prepared for these final costs.

So you’ve sold your home and it’s time to pack everything up. The first thing you’ll want to do is make a moving timeline, with tasks broken down into things that can be done weeks in advance, to those that have to be done on moving day.
